Surveys, Audits & Inspections
General Lift Surveys
The most common survey we do is a General Assessment Survey. This gives an holistic view of your assets and covers the maintenance quality, components condition, life expectancy, reliability, performance and safety code compliance.
Due Diligence
Another common survey is a Technical Due Diligence survey which can be used for property acquisition/sale/re-financing or cost planning.
Lift Audits
This survey is usually undertaken annually or biannually. It is to ensure that the ongoing maintenance meets the requirements of the maintenance contract. They contain a scoring system to assess the performance of the lift contractor and, include list of maintenance defects for rectification under by the service provider.
Lift Refurbishment, Modernisation, and Replacement
Lifts, like cars, get old and need replacing. But with lifts, unlike most modern cars, rather than replacing the whole lift it can be more economical and appropriate to modernise or refurbish the lift.
When do you need a Lift Modernisation?
Often enough there are options to either modernise, refurbish or replace the equipment. With pros and cons for each such as varying life expectancy, performance levels or reliability.

Maintenance Contracts
Contracts drafted by your Lift Service Provider are generally low on performance deliverables and their legal terms tend to protect their own position rather than the property owners! An independently drafted contract is safer for owners and ensures a good standard of maintenance whilst avoiding unexpected costs
Legal & Compliance
To satisfy government statutory requirements, it is incumbent on property owners to have the correct registration and other documentation in place. Although usually easy to manage, many properties do not have these important documents in place.

Rex has worked as an independent consultant based in Sydney since 2016 and has over 30 years of service in the lift industry. His work experience includes installations, maintenance and modernisations.
Rex is a Chartered Engineer, Member of the Institution of Engineers of Australia (MIEAust CEngA) and registered on the National Engineers Register (NER) for Mechanical and Construction Engineering.

Specifically for Strata, Falcon have developed a low-cost Lift Assessment Report that is designed to inform Owners Committees in respect to safety, legal compliance, contracts, preventative maintenance and capital works planning.
The safety of residents, visitors and contractors is one of the direct responsibilities of the Owners’ Committee. Older properties are very likely to have non-conformances versus current statutory requirements and although owners are not expected to remove every item of risk, they are required to have the hazardous items identified and managed.
